Springline Management is currently seeking qualified individuals prepared to establish and grow the elevated, service-first lifestyle and experience across the property.

Overseen by Presidio Bay Ventures and Align Residential, Springline Management is a project-based management company designed to optimize daily operations at Springline Menlo Park.


  • Oversees the daily operations of the Property in accordance with company policies and standards.
  • Serves as the Property’s figurehead and creates a personal and inviting environment for all tenants.
  • Coordinates regular meetings and updates with property Ownership.
  • Builds company image by establishing and cultivating relationships with influential companies and figures throughout the area.
  • Manages vacant area marketing, including conducting market analysis.
  • Serves as project manager for Tenant Improvement projects.
  • Promotes brand awareness through attending networking events and relevant industry events.
  • Participates in the hiring process of on-site team as necessary
  • Effectively motivates and increases effectiveness of all staff members on a daily basis to promote a positive and exciting work environment.
  • Creates and maintains positive relationships with tenants and maintains Company customer service standards by responding clearly and in a timely manner to all tenant questions, concerns and requests.
  • Investigates tenant disturbances, complaints or requests and provides resolution in accordance with regulations established in the lease agreements and site policies.
  • Conducts and analyzes tenant satisfaction surveys.
  • Keeps detailed documentation of incident reports and reports major incidences and emergencies to owner.
  • Inspects Property on a regular basis to ensure optimal conditions and reports any repair or replacement needs to Construction Manager or Building Engineer. Works with Maintenance Department to assure that the property is well maintained at all times.
  • Coordinates with staff to maintain current leases and ensure collection, posting and depositing of rental and CAM payments and impounds as due. Ultimately responsible for accurate and timely reporting.
  • Performs due diligence duties such as lease audits, property inventory and service contract reviews. Maintains and oversees current service contracts and arranges for new or termination of existing contracts as required.
  • Assists the Construction Team or Building Engineer in maintaining contact with insurance carrier, fire protection, police department, and other agencies having jurisdiction over property to ensure that property is complying with codes and regulations of each agency.
  • Conducts property inspections in coordination with Building Engineer.
  • Prepares and implements property budget. Prepares financial and activity reports on a monthly basis and submits to the Corporate Accounting department. Analyzes the monthly financial statement and assists the Asset Manager with preparation of variance Report, Owner’s Letters and Executive Summaries. Produces weekly management reports.
  • Responsible for the leasing and/or purchase of all equipment and supplies for the Property.
  • Receives all Property invoices, reviews and submits invoices to Regional Accounting Department or Management Company for processing and payment. Directs and maintains petty cash account for Property.
  • Assists Marketing Department in organizing and creating tenant functions and newsletters.
  • Implements property sustainability efforts.
  • Performs other related duties and assignments as required

  • Solid analytical, organizational skills and ability to multi-task.
  • Highly-developed verbal and written communication skills.

  • Significant property managerial experience.
  • Strong knowledge of operations with budget formulation and analysis skills.
  • Proactive thinking with detail-oriented and creative problem solving approach.

  • Must work well under pressure and handle stressful situations in a professional manner.


  • BA/BS degree in Finance, Real Estate or related field.
  • Minimum 5 years experience in Office Real Estate Management, Financial Services or related field.
  • Management/employee development experience.
  • Tenant Improvement project management experience a plus
  • Experience in property management/leasing/operations, with preference for new development experience
  • Proficiency with modeling investments in Excel and knowledge of database, financial and project management applications.
  • Computer skills including: internet, MS Office Products (Outlook, Excel, Word) and Yardi.

Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization. Ability to make effective and persuasive speeches and presentations on controversial or complex topics to top management or public groups.
